The Idea:

Singapore is approaching the end of an era of single-purpose approaches to urban spaces, with the push for regional business centrals outside the Central Business District. Instead of sprawling workplaces that turn into ghost towns at the end of the work day, the new mixed use regional business hubs are vibrant around the clock with the integration of various asset classes right from the very start. Clusters of “single-serving” buildings are giving way to holistic ecosystems of green spaces, retail, recreational and residential spaces, designed to support organizations and more importantly, the people within them.

With the Government leading this paradigm shift with the push for precinct projects from Jurong to Woodlands and Paya Lebar, what exactly is the appeal of these new business centrals of the future?

 


 

 

 

 

Prakash David

Development Director, Paya Lebar Quarter


Prakash is a senior real estate executive and lawyer with over 18 years of experience, including extensive experience in real estate portfolio management, acquisitions and dispositions, and development. Prior to joining Lendlease, Prakash was the Senior Director for Shopping Centres with Majid Al Futtaim (MAF), a Dubai-based holding company where he was responsible for implementing strategic changes to acquisition strategy, development and construction standards to enable MAF to enter new markets. His previous experience also includes roles in real estate in Canada, where he has been involved in shopping centres, residential projects, affordable housing projects as well as mixed-use developments.

Prakash holds an MBA from the University of Western Ontario’s Richard Ivey School of Business; Doctor of Jurisprudence from York University; and, Bachelor of Arts in Political Science from the University of Waterloo.


 

 

 

 

 

Mok Weng-Yeong

Director, Global Corporate Real Estate, Visa

Mok is Visa’s Director of Corporate Real Estate Services. In this role, he is based in Singapore and is responsible for real estate, construction and facility management strategy and operation.


Prior to joining Visa, Mok served for 10 years in a variety of senior management positions at multi-national technology companies. He was also previously Director of Workplace Solutions at Polycom Asia-Pacific for three years, where he successfully managed mergers and acquisition, re-structuring of asset, construction project and facility management of offices across Asia-Pacific region.

Mok has a Master of Business Administration degree from University of Newcastle, Australia and Master of Corporate Real Estate from CoreNet Global.


 

 

 

Peter Andrew

Senior Director Workplace Strategies, Asia, CBRE - Global Corporate Services

Peter is an experienced Workplace Strategist and has led the Workplace Strategy Business for CBRE Asia and the Pacific for the last five years. He leads a diverse and dedicated team of more than fifty people in eight countries who are committed to using workplace strategy as a tool to implement thoughtful and effective workplace solutions that drive tangible business value, and resist the push to look for quick real estate savings at the detriment of staff performance and morale.

Peter envisions that engaging workplace strategies will continue to raise the bar and help mature the industry and employers as a whole in this diverse and exciting region.


 

 

 

 

 

Chris Archibold

International Director, Head of Commercial Leasing Singapore, Jones Lang LaSalle 

Chris is responsible for the delivery of transactional and advisory services to clients, and is also a member of the Asia Pacific Markets Executive Committee and chairs JLL’s Global Office Leasing Group. He is actively involved with the British Chamber of Commerce and sits on the committee for the chamber’s Property and Construction Group.

A Fellow of the Royal Institution of Chartered Surveyors (FRICS), Chris has over 25 years’ experience of advising both occupier clients and developer / investor clients principally in Asia Pacific and in EMEA (Europe Middle East & Africa). Chris has worked for JLL in Asia for over
19 years having lived in Hong Kong for 6 years and Singapore for 13 years. 


 

 

 

 

 

 

Richard Paine

Managing Director, Paya Lebar Quarter


Richard Paine has over 28 years of property industry experience and has worked on numerous high profile projects, in partnership with co-investors and on fund mandates in the Asia Pacific region.

With 15 years’ real estate experience in Asia, Richard has developed an extensive network with government agencies, investors, banks and key stakeholders. Richard has a very good understanding of the success factors for property development, ownership and performance.

Richard was previously Managing Director of Investment Management, Asia, where he was responsible for the Lendlease Investment Management, Asset & Property Management businesses in Asia, with over S$5 billion in assets under management.

Prior to Investment Management, Richard was Head of Integrated Solutions, leading a team in matching capital to the numerous project opportunities available to Lendlease. The team comprised research, capital transaction, equity sourcing and product development functions.
Richard now leads the exciting new mixed-use development at Paya Lebar Quarter. 

Richard holds a Bachelor of Engineering (Mech) (Hons) degree from the University of Sydney.

He also possesses a graduate diploma of Applied Finance and Investment from the Securities
Institute.
